PROVIDER FAQS

Questions we
get asked most

Can’t find what you need? Contact us directly — we’re here to help.

  • We offer a diverse portfolio of properties across multiple regions including self-contained flats, family houses, and HMOs. All properties are maintained to a high standard and meet relevant safety and compliance requirements. Furnishing options — part-furnished or fully furnished — can be discussed based on your specific needs and the client group being supported.

  • Every property we manage undergoes thorough compliance checks before any placement is made — including fire safety, gas and electrical certifications, and HMO licensing where applicable. We maintain regular communication with occupants and our management team responds promptly to any issues that arise. Safeguarding is embedded into our operational processes, and all management staff involved in placements are DBS-checked.

  • We take full management responsibility for all properties in our portfolio. This includes routine maintenance, emergency repairs, regular inspections, and compliance renewals. Our approach is fully managed by default, meaning local authorities and providers never need to chase maintenance issues or manage contractor relationships. If you have specific reporting or oversight preferences, we can tailor our communication accordingly.

  • Speed of response is central to what we do. We maintain a ready portfolio of properties that can be made available at short notice. For standard referrals, we aim to confirm a placement within a matter of hours. For genuine emergencies, we have out-of-hours availability to ensure no one is left without accommodation. Response times are agreed as part of our partnership framework.

  • We keep the referral process as lightweight as possible. Typically we need to know the number of occupants, any specific accessibility or location requirements, the nature of the housing need, and the expected duration of placement. We work to your referral protocols, not the other way around — so if your authority has a preferred process, we can adapt to it.

  • Yes. While a significant part of our work is with local authority housing teams, we also partner with NHS trusts, housing associations, charities, and other registered providers who need to place people in safe accommodation quickly. If your organisation supports vulnerable people and needs a reliable accommodation partner, we'd welcome the conversation.
